SmartCentres Real Estate Investment Trust (REIT) has announced the issuance of $300 million in Series AE senior unsecured debentures. This move is part of the company’s strategy to enhance its financial flexibility and support ongoing growth initiatives.
In addition to the new Series AE issue, SmartCentres is reopening its previously issued Series AC senior unsecured debentures, amounting to $150 million. The reopening of these debentures is expected to provide additional liquidity and strengthen the trust’s capital structure.
SmartCentres REIT, based in Ontario, is known for its focus on retail and mixed-use properties across Canada. The trust has been actively managing its portfolio to adapt to changing market conditions and consumer preferences, particularly in the wake of the COVID-19 pandemic.
The Series AE debentures will mature on October 7, 2031, and will bear interest at a rate of 5.25% per annum, payable semi-annually. The Series AC debentures, which are being reopened, will also maintain their existing terms and conditions.
SmartCentres’ management indicated that the proceeds from these debenture issuances will be utilized for general corporate purposes, including the repayment of existing debt and funding future development projects. This strategic financial maneuver is anticipated to bolster the trust’s capacity to pursue growth opportunities while maintaining a solid balance sheet.
